<p>There is a new listing in an area of Ocean Park we affectionately call &#8220;The Cottages&#8221; where 4 streets are just so special.  When walking them you feel they are so unique it&#8217;s as if you are in someone&#8217;s living room.  It&#8217;s a rare, earthy, home type vibe.  This home on Wadsworth, see below,  is so charming inside.  It has a modern shabby chic feel to it.  It&#8217;s perfect for someone with kids or in-laws; since there are many different corners and rooms in the main house.  There are 2 studio&#8217;s in the second structure behind the main which are currently rented.  I thought noise was going to be an issue since it&#8217;s on the end of street closest to Neilson Way.  It was not noisy at all.  Neilson Way is hardly a busy street for Santa Monica. <div>Have  you ever noticed a home on the market for months or even years? Other  homes in the same neighborhood sell, new owners move in, &amp; that one  sign is still in the yard! Well that is the case with this home, the  picture above that says SOLD in big red letters.</div>
<div>I&#8217;m  going to share with you why I was able to sell this home when another  agent couldn&#8217;t. Not to boast, this could save you some time &amp; money  when selling your home.</div>

Their was a death in the  family which lead to them selling this home. Initially, I was scheduled  to meet with the owner to discuss their goals for the sale. Well, sadly  that appointment was canceled. Another agent came in &amp; said it would  sell for over $2,000,000 and have multiple offers. The owner was so  impressed, he went with the other agent.</div>
<div>Six  months goes by &amp; I get a phone call. They are not happy with the  agent, the home hasn&#8217;t sold, &amp; how can I help. We made a time to  meet &amp; this time we did meet. It was very disheartening to hear a  few weeks after the agent took the listing, she stared to beat them down  to lower the price. Since their was a death in the family, the sale  &amp; price had to be approved by attorneys. Every time the price had to  be lowered it took months to get an approval.</div>

			<content:encoded><![CDATA[<p>In case you aren&#8217;t familiar, Ocean Park is a neighborhood in Santa Monica. As far west and south as you can possibly go, in Santa Monica, and you&#8217;ll be in Ocean Park. The diving lines are as follows; North is Pico, South (this one is tricky) Barnard Way/Marine/Ozone, East is Lincoln, West is Ocean Front Walk.</p>
<p>The eastern border is very important as many residents in this area simply dread or refuse to go East of Lincoln. I&#8217;ve even seen t-shirts and bumpers stickers with AWOL on them (Always West of Lincoln.)</p>
<p>What&#8217;s really great about this area is proximity to the beach &amp; the climate. Also, I&#8217;ve heard that some of Santa Monica&#8217;s best schools are in Ocean Park.  Such as, <a href="http://www.muir.smmusd.org/" target="_blank">John Muir </a>Elementary,<a href="http://www.smash.smmusd.org/" target="_blank"> SMASH </a>Alternative, &amp; <a href="http://www.olympic.smmusd.org/" target="_blank">Olympic</a> High School. A really great preschool is <a href="www.growingplace.com" target="_blank">The Growing Place</a>.</p>
<p>Their are also some really great historical homes and even a  <a href="http://articles.latimes.com/1990-07-26/news/we-844_1_santa-monica" target="_blank">historical district</a> on 2nd and 3rd.</p>
